Performed ongoing market analysis to address and implement transient parking rates and time period adjustments resulting in substantial increases in transient parking income.
Developed scope of work with ownership team. Engaged architects, engineers, contractor and designer to remodel and reposition the property. Replaced all major mechanical systems, upgraded structural components, interior and exterior common areas, designed, built and leased all tenant suites.

CACTUS, MORENO VALLEY
Directed implementation of new energy management system, including conversion from pneumatic to direct digital controls and HVAC system equipment upgrade. Administered new solar panel system installation. Re-stabilized 61,000 square foot office property with long-term governmental tenants.
HAMILTON PLAZA, TORRANCE
Managed 67,000 square foot tenant improvement installation while occupied. Completed property upgrades to HVAC and fire, life safety systems and common areas for long term governmental tenant lease.
BANK OF AMERICA TOWER, VALENCIA
Managed installation of new energy management system, upgraded HVAC equipment, LED lighting upgrade, elevator modernization and parking upgrade.
OVERLAND, SAN DIMAS
Negotiated and managed 33,500 square foot lease for a long-standing vacancy, bringing the property to 100% occupancy. Increased parking ratio by adding stalls and instituting valet assist to meet lease requirements, to secure long-term tenancy.
